If you own a condo in Toronto, you may be wondering: can I get guaranteed rent on my condo? The answer is often yes, but one thing decides it before anything else: your building has to allow short-term rentals.
Here's why the building's rules come first, how to check yours in under a minute, what we've found across the Toronto buildings we track, and which parts of the city are the strongest fit.
Why your building's rules decide it
With guaranteed rent, BookedHosts becomes your tenant and pays you a fixed rent on the 1st of every month, occupied or not. The people who stay in your unit are professionals, consultants on contract and relocating families, placed on signed agreements.
In a condo, the declaration and rules decide how units can be rented, so we only take condos in buildings that allow short-term rentals. If your building is long-term only, or only allows longer stays, guaranteed rent isn't an option there, and we'll tell you that up front rather than waste your time.
Check your building in under a minute
Search your building's name or address in our free Toronto condo STR checker. Every building shows one of four results:
- Short-Term Friendly: the building allows short-term rentals, so your unit could qualify for guaranteed rent.
- Mid-Term Only or Long-Term Only: guaranteed rent isn't an option in this building.
- Not Verified Yet: we haven't confirmed the rules. Send us your details on the building's page and we'll check it for you.
A building's status is a strong starting point, not a guarantee. Your condo's status certificate, declaration and recent board minutes are the source of truth, so it's worth confirming them for your unit.
What we've found across 183 Toronto condo buildings
As of November 2026, our checker covers 183 Toronto condo buildings:
- 137 are short-term friendly
- 23 are long-term only
- 4 only allow mid-term stays
- 19 haven't been verified yet
So most of the buildings we've logged allow short-term rentals, but not all of them, and the mix changes from one neighbourhood to the next:
- Church-Wellesley: all 13 buildings we've logged are short-term friendly.
- Waterfront: 13 of 18 are short-term friendly.
- Entertainment District: 14 of 24 are short-term friendly.
- Garden District and Moss Park: 9 of 11 are short-term friendly.
- Liberty Village: 6 of 8 are short-term friendly.
- King West: 6 of 9 are short-term friendly.
- CityPlace: a real mix. 10 of 22 are short-term friendly and 6 are long-term only, so check your exact building.
- Yorkville: 5 of 9 are short-term friendly and 4 are long-term only.
The takeaway: don't assume based on your neighbourhood. Two towers on the same street can have completely different rules.
Examples of short-term-friendly buildings

- Parade and Parade II, CityPlace
- Three Hundred Front Street and Reve Condos (560 Front St W), Front Street

- Pantages Tower (210 Victoria St), Garden District
- The Britt Condos (955 Bay St), Bay Street Corridor

Where guaranteed rent is strongest
Location matters as much as the building. When you apply from a downtown or central Toronto postal code, you'll see the range your unit could qualify for right away. That covers King West, the Entertainment and Financial District, the Waterfront, St. Lawrence, Moss Park, the Bay Street corridor, Church-Wellesley, Liberty Village and the central neighbourhoods around them.
Elsewhere in Toronto, from North York to the Etobicoke waterfront, we review each unit individually. Units there can still qualify. You'll just get your answer after we look at it rather than a range on the spot.
What makes a condo unit a strong fit
Once the building checks out, we look at the unit itself:
- Size: studios, 1-bedrooms and 2-bedrooms.
- Light: bright, with real natural light.
- Condition: clean and solid. It doesn't need to be furnished or styled, because we furnish and insure the unit at our cost.
What you get
If your unit qualifies, BookedHosts signs a lease for a term you choose (one to three years) and pays a fixed rent on the 1st of every month, occupied or not. That rent is often a little above what a typical long-term tenant would pay. There are no fees or commissions, small repairs are handled, and the unit comes back professionally cleaned and inspected.
