During peak seasons we list your property as a short-term rental at premium nightly rates. During slower months we switch to mid-term stays of 1–3 months for professionals, families, and corporate clients. The result is consistent year-round income with no vacancy gaps.

Guests pay. Every booking includes a cleaning fee. You only pay for the initial deep clean before your first guest. After that, you never pay for cleaning again.
We partner with trusted local companies (typically $30–$40 per service). Small fixes like light bulbs, furnace filters, and minor repairs are handled at no extra charge. Utilities stay in your name.
We collect all booking revenue, deduct our management fee, and deposit the rest directly into your bank account at the end of each month. A full monthly statement is included.
Getting Started
Most properties go live in 10–15 days from commitment. Typical timeline:
- Property Walkthrough — 3–5 days
- Professional Photography — 7–10 days
- Listing Creation — 3–5 days after photos
- Deep Clean & Setup — 2–3 days

Most properties receive their first booking within 2–10 days of going live.
Most GTA cities require a short-term rental permit. We offer two options: Option 1 — we handle the entire application for you. Option 2 — we guide you through the process step-by-step.
Expectations & Results
Like any business, it takes time. Real example: a Niagara-on-the-Lake property had 2 bookings in month 1, 1 booking in month 2, and crossed $40,000 in revenue by month 4. The first 1–3 months are about building momentum. Over 12 months, properties consistently reach and exceed targets.
Protection & Safety
Every property is backed by up to $3M in Host Damage Protection. We document before and after every guest, and we handle all claims. Nothing comes out of your pocket.
We operate a strict no-gathering policy. Deterrence measures include exterior cameras, monitoring, and direct guest communication. Every guest is vetted before approval.
Contracts & Flexibility
No. Your service agreement renews every six months. Cancel anytime with 30 days notice. Existing bookings within those 30 days must be honored.
Wait until the lease ends or negotiate an early termination. We recommend reaching out 2–3 months before the lease ends so we can have you ready the moment the tenant leaves.
Most Toronto condos don't allow short-term rentals but do allow mid-term stays of 30+ days. Check your condo declaration. Mid-term on condos can earn roughly double what a long-term tenant pays.
