Duplex & Triplex Owners: Long-Term, Hybrid or Guaranteed Rent?

Duplex & Triplex Owners: Long-Term, Hybrid or Guaranteed Rent?

November 2, 20264 min read

If you own a duplex or triplex in Toronto, each unit can earn in one of three ways: a long-term tenant, a hybrid rental (short stays in peak months, furnished monthly stays the rest of the year), or guaranteed rent, where BookedHosts leases the unit and pays you a fixed rent every month.

None of them is right for everyone. Here's how each one works, what it asks of you, and how to pick the right fit for each unit in your building.

The short version

  • Long-term tenant: the simplest setup, with income capped at market rent and all the tenant risk on you.
  • Hybrid rental: the highest income potential, with income that changes with the seasons.
  • Guaranteed rent: a fixed rent on the 1st, often a little above market, with nothing to manage.

Option 1: A long-term tenant

This is how most Toronto multiplex units are rented. You find a tenant, sign a lease, and collect the same rent every month.

What works: it's familiar, the unit doesn't need furniture, and a great tenant can mean years of steady rent with little effort.

What to weigh:

  • Your income is capped at what the market will pay a long-term tenant.
  • Finding and screening tenants is on you, and every empty month between tenants comes out of your pocket.
  • Late or missed rent is yours to chase.
  • Getting the unit back on your own schedule can be slow if you want to use it, sell it or renovate.

Option 2: A hybrid rental

A hybrid rental runs the unit two ways through the year. From April to September, when Toronto demand is highest, it hosts short stays at nightly rates. From October to March, furnished monthly guests keep it earning instead of sitting empty.

What works: it has the highest income potential of the three. In peak months a well-run unit could bring in 2–3× what a long-term tenant pays, and around 2× across the year. You can also block dates whenever you want the unit for family, renovations or your own use.

What to weigh:

  • Income changes from month to month with the season and bookings.
  • The unit needs to be furnished and guest-ready. With BookedHosts, photography, listing, pricing and the guest-ready setup are handled, and most units go live within two weeks of the walkthrough.
  • It works best for bright, above-grade units. Lower-level units book for much less and often don't beat a long-term tenant.
  • Toronto has rules for short-term rentals, and what applies depends on your property. We go through that with you on your intro call.

With BookedHosts duplex and triplex management, we run the unit end to end: guests, pricing, cleaning coordination and maintenance calls. Our fee is performance-based, so we only earn when you earn, and guests pay the ongoing cleaning.

Option 3: Guaranteed rent

With guaranteed rent, BookedHosts becomes your tenant. We sign a lease for a term you choose (one to three years) and pay a fixed rent on the 1st of every month, whether the unit is occupied or not.

What works: it's the most hands-off option. The rent is often a little above what a typical long-term tenant would pay, there are no fees or commissions, and we furnish and insure the unit at our cost. Small repairs are handled, and the unit comes back professionally cleaned and inspected.

What to weigh:

  • You commit to a fixed term up front and can't use the unit yourself during it.
  • Your rent is fixed, so you don't get the upside of a strong summer like you would with a hybrid rental.
  • We're selective. We take above-grade, self-contained units in clean, solid condition with real natural light, and no basements.

How the three compare

Income

  • Long-term: market rent.
  • Hybrid: the highest potential, varying by season.
  • Guaranteed rent: fixed, often a little above market.

Your time

  • Long-term: you find, screen and deal with tenants.
  • Hybrid: we run everything, and you keep control of your calendar.
  • Guaranteed rent: nothing to run.

Risk

  • Long-term: empty months and missed rent.
  • Hybrid: seasonal swings in income.
  • Guaranteed rent: rent arrives on the 1st, occupied or not.

Flexibility

  • Long-term: getting the unit back can be slow.
  • Hybrid: block dates whenever you need the unit.
  • Guaranteed rent: a fixed one- to three-year term.

Which one fits your unit?

  • Choose a long-term tenant if you want the simplest possible setup, you're happy with market rent, or the unit is below grade.
  • Choose a hybrid rental if you want the most income from the unit, you're comfortable with seasonal swings, and you'd like to keep using the unit now and then.
  • Choose guaranteed rent if you want a fixed rent that's often above market, with no management at all, and your unit is bright and above grade.

You also don't have to pick one approach for the whole building. In a duplex or triplex, each unit can go its own way, so one unit could be on guaranteed rent while another runs as a hybrid rental, depending on what each unit is best suited for.

See your numbers

  1. Open the Income Visualizer and enter what a tenant pays today to see what a hybrid rental could earn.
  2. Get a fuller estimate for your unit in the revenue estimator.
  3. If a fixed rent sounds better, see what your unit could qualify for. It takes about 60 seconds, and you'll get an answer either way.
